What is a Home Inspection from BT3 Inspections

A home inspection at BT3 is an inspection that follows the American Society of Home Inspectors (ASHI) Standards of Practice. ASHI is the oldest and most respected professional organization amongst home inspectors in the United States. By following this standard it ensures consistency, accuracy, and unbiased professionalism. A home inspection is a non-invasive, visual examination of the major systems and components of a property. It's purpose is to give clients a clear understanding of the home's current condition so they can make informed decisions. A home inspection does not pass or fail a home, and it is not a code inspection. It provides an unbiased assessment of the home's condition on the day of the inspection.


Systems and components inspected include

  1. Structural Components - Foundation, Floor Structure, Wall Structure, Ceiling and Roof Structure, Columns, Piers, Framing.
  2. Exterior - Siding, Trim, Flashing, Doors, Windows, Decks, Porches, Balconies, Steps, Railings, Driveways, Walkways, Grading, and Drainage
  3. Roofing - Roof Coverings, Roof Penetrations, Flashing, Gutters and Downspouts, and Chimneys
  4. Plumbing System
  5. Electrical System
  6. Heating and Cooling Systems
  7. Interior - Walls, Ceilings, Floors, Doors, Windows, Stairs, Railings, Cabinets, Counters
  8. Attic - Insulation, Ventilation, Exhaust Fans
  9. Built-In Appliances - Range, Oven, Cooktop, Dishwasher, Garbage Disposal, Exhaust Hood, and Microwaves if fixed/in wall.


What clients can expect is a thorough walk-through of the homes major systems, typically 2 to 3 hours. Identification of defects, safety concerns, and maintenance needs around the home. Clear explanations of how systems work and what issues mean. A detailed, easy to read report with photos. Time to ask questions before, during, and after the inspection. During a sewer scope inspection we will use a camera to visually inspect the homes main sewer line from the access point out to the city connections or septic tank.

Radon Gas Inspection

Radon is a naturally occurring radioactive gas that can infiltrate homes through their foundations. This gas is odorless, tasteless, and invisible to the human eye. The EPA has identified Radon as the primary cause of lung cancer among non-smokers. While most homes have varying levels of radon present, a test is essential to assess whether you are at risk in your current or potential residence.

Indoor Air Quality / Mold Testing

Indoor Air Quality / Mold testing at BT3 is a visual examination of the home in areas common for moisture related issues for any signs of mold growth. Air and/ or surface samples will be taken. Samples will be analyzed by an accredited lab to identify mold spores, airborne particulates, and other contaminants. Once results come back you will receive a pdf report explaining the results and what next steps if any should be taken.
