BT3 performs professional home inspections following the American Society of Home Inspectors "ASHI" standard of practice. The inspector will perform a complete and thorough inspection utilizing the best equipment. The inspection takes approximately 2-3 hours. Our thorough inspection reports will cover the condition of the home's heating system; central air conditioning system (weather permitting); interior plumbing and electrical system; the roof, attic, and visible insulation; walls, ceiling, floors, windows, and doors; the foundation, basement and structural components.
A Pre-Listing Inspection is conducted prior to homeowners placing their home on the market. This inspection is performed in the same manner as a buyers inspection and will provide the homeowner with a better understanding of the conditions that may be discovered by a prospective buyer's inspection, and provide and opportunity to make repairs and improvements that will help the sale go smoothly and maximize their selling price.
The sewer scope inspection is important especially in older homes. The camera can identify conditions such as cracked or broken piping, tree roots, collapsed drain lines and evidence of prior sewer backups from the city sewer system. We will use a cemera to enter the main sewer line from an access point such as a clean out cap typically within the home or in the yard near the home.
The sewer camera scope inspection can be done seperate or in conjuction with the home inspection and is highly reccomended when purchasing a home.
The mold inspection can be done seperate or in conjuction with the home inspection. As a certified mold inspector we will visually inspect the entire house from the basement to the attic strictly looking for mold. You will get a written report that ,list all the findings and if there is professional treatment required we can help navigate you to a professional. At that time negotions can be made between the seller and buyer.
We highly recommend this service when purchasing a home due to the expense that can occur if remediation work were to occur.
